Loft Design
Pimsler Hoss Architects has been designing commercial and industrial buildings since the early Eighties, long before lofts were popular. Our years of experience have provided us with the skills to solve challenging design, building code and budget related issues. The work has more recently included designs for “new” loft developments - projects that are new, ground up construction, with the openness and materials that capture the loft environment. Projects range from individual custom units to multi-story, multi-unit developments.

The Bottleworks
This project involved developing loft apartment units in a 12,000 square foot building that was originally a bottle manufacturing facility. The project is located in downtown Atlanta. The apartment units are 2 to 3 levels and incorporate original clerestory windows to flood the interiors with light. The original heavy timber framing was the inspiration for new timber-framed loft spaces within the original structure. The project met the requirements for Investment Tax Credits for historic adaptive reuse

Dierauf Loft
The project for 330 Peters Street in historic Castleberry Hill consists of 15 custom designed loft condominiums in two existing buildings. The unit designed for art collector and broker, Peter Dierauf, is illustrated here. The unit is approximately 2,000 square feet. It includes a half level bedroom area that provides storage area below for the owner’s artwork. The sloping parapet over the bath area conceals the unit’s mechanical system. A spiral stair leads directly to a rooftop deck with views of the city skyline.

Herson - Khuen Loft .
This custom designed unit in historic Castleberry Hill encompasses two floors of a former department store. At 18 feet, the first floor allows for an interim mezzanine office. There is also a loft at the second level so that, along with the rooftop deck, this residence provides space on 5 levels. An original skylight is centered above a large atrium stairwell. Also, the original building elevator has been refurbished to serve as a wet bar and entertainment center.

1023 Juniper St.
Located in the heart of Midtown Atlanta, this project is a 19-unit, 3-story loft condominium over an enclosed parking garage. Light fills the interior spaces through large windows. The finish materials include exposed concrete and brick with hardwood floors and 12 ft. - 18 ft. high ceilings. The project was featured in Jezebel magazine as one of the best recent designs in Midtown.

Milltown Lofts
Milltown Lofts is the redevelopment of an industrial parcel of land in the Reynoldstown neighborhood of Atlanta, Georgia. The parcel has been rezoned for live / work residential units. The project consists of seventy living units, a clubhouse and pool on a fully landscaped three acre site, formerly the location of low-rise warehouses and pavemen

Swift Lofts
The Swift Lofts project was a conversion of three existing buildings into 29 loft apartment units. The buildings are located in the Castleberry Hill historic district in Atlanta. One of the three buildings was converted into a parking garage for the residents, while a second building had a large portion of the interior demolished to provide an interior courtyard and lightwell. The original Swift Company building was converted to comply with Department of Natural Resources Historic Tax Incentive requirements. The project won an Urban Design Award of Excellence from the City of Atlanta.
